Duties include tenant relations and operations, repair of HVAC, electrical and plumbing systems in a commercial office complex.  City of Des Moines Engineer and CFC license preferred or ability to attain these licenses within 18 months of employment.  Two years experience is helpful and needs to be willing to work either the evening or overnight shift and must be available for weekends.

Find a Career : Property Manager

Responsible for providing property management services for assigned buildings.  Ensures properties operate in accordance with client objectives.  Provides leadership to property team including operations, accounting, and external service providers to ensure client expectations are met.  Responsible for contracting including procurement of contracted services and ongoing management to ensure performance meets contract service level expectations.  Responsible for timely and accurate client financial reporting and ongoing A/P, A/R management. 

Responsibilities

  • Responsible for managing, coordinating and exercising functional responsibility for the property management services within assigned properties. 
  • Manage client relations with floor contacts, key client personnel and primary client relationship managers to ensure their questions and concerns are addressed and they are kept informed on the status of projects. 
  • Provide leadership and direction to property team (includes operations staff, accountants and project management personnel) to ensure client and Terrus performance expectations are being met. 
  • Perform regular property site inspections and vendor audits and complete inspection forms according to client and Terrus requirements.
  • Prepare, submit and manage property budgets with the client’s goals and objectives addressed, track variances and work with property accountants to develop and issue monthly reports.
  • Ensure compliance with client account initiatives/processes and required local, state and federal laws and regulations that pertain to the operating of the facilities. 
  • Review work order activity and various projects and follow-up with key client contacts to ensure they understand project status and decision points.
  • Assure that appropriate insurance requirements are in place for all contracts.
  • Comply with all policies and procedures for the Client account.  

Requirements

  • Bachelor’s degree in Facilities Management, Business Management, Finance, Accounting preferred or equivalent work experience. 
  • CPM or RPA designation preferred.
  • Ability to provide leadership to operational work efforts among internal and external resources.
  • Strong interpersonal skills with problem solving ability.
  • Excellent verbal and written communication and presentation skills.
  • Ability to recommend actions based on data analysis.
  • Proven record of providing excellent internal and external customer service.
  • Operational knowledge of property management issues
  • Ability to work well in a team based property management environment.
