Site Selection
Challenge: Corporate client with approximately 8,000 employees needed room to grow their computer programming office/operation in Pella, Iowa. The existing facility did not provide adequate room for growth.
Solution: Terrus did an in depth analysis of the marketplace, site tour, authored Requests for Proposals, and negotiated a new build-to-suit facility in Pella. The building provides the opportunity for expansion space.
Acquisition/Disposition
Challenge: Fast Food chain operated a restaurant in Ankeny that did not have sufficient parking to meet the needs of their customers.
Solution: Terrus successfully negotiated a purchase of adjacent ground owned by another Fast Food franchisee in the rear of the store. The result was to demolish their existing store and build a new restaurant prototype store that will serve the Ankeny market for years to come.
Tenant Representation
Challenge: Our professional services client had a leasehold interest in a Downtown Des Moines office tower as well as a leasehold interest in a west suburban office building. They desired to combine both offices into a single west suburban office space.
Solution: Terrus performed market analysis and tenant representation services and successfully negotiated a new lease in West Des Moines. This work included a market tour, authoring a Request for Proposal, analysis of proposals, and lease negotiations. In addition, Terrus successfully negotiated an early termination of lease for the west suburban office.
Landlord Representation
Challenge: A casino had a large leasehold interest in a downtown building owned by a Terrus client. The casino decided to build a new office building on a floating barge on the river, vacating almost an entire floor in our client’s building. The downtown market had been experiencing a growing amount of office vacancy.
Solution: Via an aggressive marketing plan, Terrus responded to as many leasing opportunities as possible and was able to successfully negotiate a new office for a prominent company left vacant by the casino. Lease negotiations took almost 18 months to complete.
Market Analysis
Challenge: Coffee chain wanted to open approximately 5-6 stores in the Des Moines Metropolitan area and required assistance as to where to open these stores.
Solution: Terrus provided coffee company with ongoing market intelligence, including new development updates, competition reports, maps, demographic analysis, trade patterns, and additional information needed to make the right decisions as to where to locate stores.
