A Client was interested in converting an existing office building into multi-family housing units/lofts. The Client needed to understand the cost of renovation, potential city/county incentives, and the value of the project over a ten-year holding period.
Terrus' Role:
Terrus provided an estimated cost and a detailed cash flow analysis showing the net present value to renovate. Terrus also provided a list of the potential risks that would need to be taken into consideration as it relates to the project.
Advantages:
Terrus' background in financial and investment analysis allowed the Client to make an informed decision regarding whether to buy the building and renovate. The analysis provided market analysis involving sales and rent comparisons as well as an operating expense analysis.

Had the Client decided to move forward with the project, they would have encountered a shortfall in value of approximately $2,500,000
