Our Building Maintenance Services are designed for any property owner. By offering
services which are unique to your property goals, we are able to provide economical solutions
while providing preventative measures to help extend the life of your facility and equipment
and reduce your equipment life cycle costs. Our goal is a reduction in costs, while achieving
better performance. These services are offered à la carte and priced on a hourly basis.

EXISTING SERVICE AGREEMENT REVIEWS
Agreements with outside contractors, for things such as mechanical equipment, are
typically 50-60% higher than Terrus’ hourly rates.
SINGLE POINT OF CONTACT
Terrus will familiarize itself with all of your equipment so all needs regarding
your facility can flow through us for our review and coordination.
SCOPE AND PRICE VERIFICATION
If a third party vendor is needed to complete specialized projects, Terrus can help
suggest vendors, obtain bids, and ensure the price and work to be performed is appropriate
for the task at hand.
WARRANTY KNOWLEDGE AND ASSISTANCE
Terrus will ensure the proper procedures are followed to adhere to a manufacturer’s
warranty qualification and assist with warranty claims.
ELECTRONIC PREVENTATIVE MAINTENANCE SYSTEM
Terrus will research and log all of your equipment into our record system. This
will produce a report outlining the frequency of needed inspections, maintenance,
and replacements based on the manufacturer’s recommendations.
ENERGY EFFICIENCIES
Many times something as simple as changing the type of light bulbs and ballasts
as they fail can result in cost savings. Terrus can provide cost benefit analysis
on various energy saving concepts for both immediate and long term savings.
Terrus is well positioned and experienced in serving as a court-appointed
receiver and in providing direct management services to receivers with land holding
issues or property management needs. Terrus has experience in land sales and land
development for both residential and commercial real estate projects. Terrus manages
over eight million square feet of property consisting of office, industrial, retail,
multi-family and common interest condo/home owner associations.

The Move Management and Space Planning Team at Terrus provides design, tracking
