PRECONSTRUCTION
  • Develop scope, schedule and initial budget
  • Best method of project delivery (Design/Build or Design/Bid/Build)

  • Site plan review, assist in city approval process
DESIGN
  • Compliance with owner’s goals, budget and schedule
  • Coordinate changes with contractors and design professionals
CONSTRUCTION
  • Avoid or minimize disruption of owner’s operations
  • Review shop drawings and provide construction observation
  • Review change orders and make recommendations on construction schedule
  • Review changes and advise owner of potential impact to budget and schedule
  • Coordinate with local building officials and government agencies
  • Prepare and complete punch lists and review of corrective work
  • Review closeout materials
  • Confirm all drawings, manuals and submittals are received
POST CONSTRUCTION
  • Tracking warranty requests
  • Assist in trouble shooting problems and locate corresponding information in drawings, specifications and submittals

SPACE PLANNING

Terrus will perform interior design utilizing Computer-Aided Drafting (CAD) to create schematic drawings that assist with the design of your space. Terrus has expertise analyzing new or utilizing existing, furniture to maximize the usage of your space, as well as handling furniture inventory and acquisition or disposal as needed.

DRAW REVIEWS

Terrus will complete a review and analysis of construction drawings, provide comprehensive monitoring of all construction activities and ensure the appropriate use of available funds.

MOVE MANAGEMENT

Terrus will provide the physical move coordination for your project, including furniture, voice/data, electric wiring and IT network expertise.

FACILITY ANALYSIS AND MAINTENANCE

Our Building Operations Team will review mechanical and electrical drawings, review system design, inspect construction installations and provide recommendations on mechanical and electrical building systems for function, quality, placement and control. They also provide on-going maintenance support, including a tracking system for needed inspections or repairs based on your equipment’s useful life.
